BUSH HOUSE Is an elegant four bedroom equestrian detached Georgian family home set well back from the street scene, down a long driveway and benefiting from established formal gardens and three acres of paddocks with associated stabling and outbuildings, ideally located for access to Bury St. Edmunds, Newmarket and Cambridge

SELLER'S INSIGHT We originally purchased the property in the 1990's as our youngest son was doing an apprenticeship in Newmarket and the cost of full livery in London was increasing rapidly. We viewed a number of properties and Bush House was perfect for us. It ticked every box and more and we have enjoyed minute of our time here. The location is ideal for access to Bury St. Edmunds, Newmarket and Cambridge and the road links makes family in London easily reachable. I will miss the privacy and peacefulness, looking out and seeing my horse and all of the happy memories of my children on their horses. I love the conservatory addition. It is used all year round! The village is extremely friendly and I will truly miss my neighbours but with the house and grounds being so large, it is now time for me to downsize to something manageable and to let a new family make their happy memories here.

STEP INSIDE The entrance door leads in to the Entrance Lobby and a further door leading in to the Entrance Hall with a return staircase leading to the first floor and doors leading to all rooms.

The Sitting Room is triple aspect with a deep bay recess offering delightful views across the mature front garden and there is a brick built fireplace. The Family Room has a window to the front aspect and a central brick built fireplace with inset grate. The fireplace divides two space and leads in to the Dining Room with a window to the side aspect, exposed brick built fireplace and a door leads to the entrance hall.

The Breakfast Room has a window to the side aspect and a wide opening incorporates the Kitchen to create a larger space which is essentially the hub of the home. The kitchen is fitted with a range of oak fronted wall and base units, work surfaces and tiling. There is an island unit with four ring gas hob and extractor above, built in double oven, space for fridge and dishwasher. A door leads to the rear hallway which provides access to the Cloakroom, Study and large Conservatory, which is heated and has French doors and a further door opening to the rear garden.

The First Floor Landing has a storage cupboard and provides access to all rooms.

The Master Bedroom has a window to the front aspect and a range of built in wardrobes. Bedroom Two and Bedroom Three are both generously proportioned double rooms with built in wardobes. Bedroom Four is a good sized singe bedroom. The family Bathroom is a large room and is fitted with a four piece suite to include a corner bath, fully tiled shower cubicle, vanity wash basin and WC.

STEP OUTSIDE The property is approached by a long gravel driveway flanked on one side by an expanse of lawn with mature trees and established shrubs. The driveway extends to the front and side, where a five bar gate opens to the parking courtyard, which in turn leads to the garaging and stable yard.

The formal garden to the rear comprises a large timber decked area, ideal for alfresco entertaining and enjoys views across the garden and paddocks beyond. The remainder of the garden is laid to lawn with established herbaceous screening.

The Stable Yard comprises 7 stables including a foaling box and a tack room. There is a further barn at the other side of the courtyard and the paddocks are enclosed by post and rail fencing.
