Change in traditional market trends as City Bonuses buyers are set to spend!

“Anyone thinking of selling in the Spring might consider bringing their pending move forward,”

reports Zoe Napier at Fenn Wright Country & Equestrian.

“Last year’s market showed an upsurge in property sales during the first quarter of 2006 and 2007 is set to display a similar trend as City Bonus buyers are due record bonus payouts around the end of January!”

 

 

The Christmas period is a good tell tale of the market to follow, as the trends are changing, mainly due to the internet based sites being heavily viewed over the Christmas break. It now seems to be a time of year where couples and families have time together to peruse the property market, with a sharp upturn in the number of viewings immediately after Christmas and into the New Year.

These buyers inevitably include the City Bonus buyers who assist hugely in the activity levels, demand and, subsequently, volume of sales for both the lower priced properties (for investment purchases) and higher priced properties to serve as comfortable family homes.

Buyers, especially in the upper price ranges for Country Houses and equestrian property, are undoubtedly looking for a change in their lifestyle, which is why the market for property with land is so buoyant. There is simply nothing better than to have a family home where there is the opportunity for endless outdoor activities, such as owning horses, livestock for pets and quad bikes etc – Parents are definitely choosing the lifestyle option, if they can, for their children to have an active outdoor lifestyle in the country and Essex is the perfect place for the commuter with so many conveniently placed rural pockets and attractive villages.

“The early part of the New Year is an excellent time to view houses too,” continued Zoe, “because if you like a house in the winter, then you will love it in the summer!”

Examples of such reasons include the buyer being able to inspect the grounds, especially if there is paddock land – it is a good time to see whether the acreage is well drained. The gardens will also be at their most vulnerable for being overlooked and spring and summer foliage will only improve on the privacy aspects. A warm house is a welcoming house and a good time to see open fires and the heating system working efficiently. A draughty house can easily be detected in the winter too!

The general message seems to be that if you are thinking of selling this year, then don’t delay in contacting your agent to get a market appraisal and to allow for early preparations to take place in order for an effective launch to the market and successful sale.

Fenn Wright Country & Equestrian’s Second Successful Property Exhibition at Ingatestone Saddlery

 

On Saturday September 16th 2006 vast numbers once again entered the doors to Ingatestone Saddlery's huge annual rug sale day.

Following on from last year’s inaugural success, Fenn Wright Country & Equestrian held their second Equestrian Property Exhibition in the newly created and enlarged entrance area at ISC.  With details of over 50 properties on display, Zoe Napier and her team were on hand to assist the many prospective purchasers who came to see if they could not only buy some rugs for their horses, but perhaps a new home as well!

Vendors and purchasers alike were royally entertained by the Country & Equestrian team, with canapes and wine flowing freely.  As a result of the day, it became apparent that there is an incredible number of potential purchasers looking for “equestrian” or “lifestyle” (ie with land and buildings) properties across a wide price range.

FEBUARY 2006: COMING SOON TO A TV SCREEN NEAR YOU!

News that the Guild of Professional Estate Agents, the UK’s premier network of independent property professionals, are to become the first group of agents to advertise on national television has been warmly welcomed by Fenn Wright Country & Equestrian, exclusive representatives of the Guild in Essex/Suffolk area since 2005.

Ingatestone Saddlery Centre Huge Success at our exhibition

On Saturday September 10th 2005 vast numbers entered the doors to Ingatestone Saddlery's annual 'rug rage' day. Fenn Wright Country & Equestrian also held their first Equestrian property exhibition there with an overwhelming response from both vendors and purchasers alike. Wine flowed freely and members of the Fenn Wright team, to include Zoe Napier (equestrian specialist), were at hand to assist. As a result of the day we have found that there is an incredible number of potential purchasers looking to get on to the 'equestrian' property ladder up to around £500,000, a good number of perspective purchasers were looking for livery yards or a property with income potential, with some searching for a good country home with the facilities of land above £1 million. On a lighter note . . .

All in a days work for this equestrian agent!

It's all too familiar for equestrian agents nowadays to get to a property only to find that the pending sale is due to matrimonial circumstances or clients having the need to move abroad, perhaps due to a job relocation, whereupon homes are desperately needed for 'the animals' . Zoe Napier at Fenn Wright Country & Equestrian based in Essex explained just how often such circumstances occur to include perhaps up to 3 out of 5 sales fitting the above descriptions. Of course 99% of our clients are extremely responsible animal loving people so are only too pleased to find that on Zoe's 'travels' as an equestrian agent just how many animals she manages to find homes for! More often than not Zoe manages to pursuade the buyers to keep the smaller domestic animals such as geese, German Shepherds (idealised on the basis that they would be a good guard dog!) and resident stable cats. It's the horses that can be the problem - Sound, honest ones are relatively easy to re home, but I do manage to help with some of the others if possible and where I can. Its all a matter of 'word of mouth' and 'who you know' explained Zoe.
