The land is located between Barrow upon Soar and Quorn in West Leicestershire and can be accessed either off Mill Lane from Barrow upon Soar or off the A6 which dissects the land. The A6 provides good access to Loughborough to the north and Leicester to the south along with junction 23 of the M1.
The land is made up of approximately 18.82 acres (7.61 ha) of river meadows with an access track adjoining the River Soar. The land is offered for sale as a whole or in two lots as follows:-
Lot 1 - Approximately15.56 acres (6.29 ha) (including section of track) to the west of the A6 with river frontage. Guide price £150,000
Lot 2 - Approximately 4.11 acres (1.66 ha) (including section of track) to the east of the A6 with river frontage. Guide price £40,000
Land owned beneath the A6 overpass is included within Lot 1 and shown hatched blue on the sale plan. The purchaser of Lot 1 will be responsible for erecting and maintaining a stock proof fence between points D and E within six weeks of the date of completion.
The Soil Survey or England and Wales indicates that the geology of the soils to be made up of Fladbury 2, suitable for grassland. We believe the land is Grade 4.
Entitlements may be available by separate negotiation. The land forms part of a Natural England Entry Level Scheme. The purchasers will be required to take on this scheme and indemnify the vendors against any future claims for non-compliance with the ELS scheme management requirements and Cross Compliance. Important note: Access over the areas shaded dark green on the access track are for agricultural purposes only. Consequently a right of way over Lot 2 from the gateway at point A, to points B and C, to reconnect to the access track at point C, is reserved to benefit the purchaser of Lot 1 and is for vehicular access for all purposes and at all times. The purchaser of Lot 1 is required to fit a gate at point C at their own cost if they utilise this right of access.
Three adjoining landowners have a right of way over the track which follows the boundary of Lot 1 and Lot 2. The purchaser of Lot 1 will benefit from a right of way over the track included within Lot 2 and vice-versa. Two overhead power lines cross Lot 1 and we understand these are in place by wayleave agreements. There are no public footpaths crossing the land. The vendors wish to include an overage clause with this sale whereby 50% of any uplift in value on implementation of planning permission for development will be payable to the vendors of their successors. The term of the clause will

Lot 1 and Lot 2 can be accessed either from Mill Lane leading from Barrow upon Soar, or via a gateway leading from a layby off the A6. For access via Mill Lane follow the A6 from Loughborough and at the first roundabout take the first exit, continuing on the A6, then taking the first exit to Barrow upon Soar. Follow Barrow Road into the village, at the roundabout take the second exit onto South Street then take the first right hand turn onto Mill Lane. Follow Mill Lane past the Navigation Inn and cross over the canal bridge. Follow the lane until the sharp left hand bend and Lot 2 can be found on the left hand side. Continuing along Mill Lane and passing beneath the A6, Lot 1 can be found on the left hand side. For access via the A6, from Loughborough do not take the left hand turn off to Barrow upon Soar but continue along the A6 and at the next roundabout take the fourth exit travelling back in the direction you have come from. After approximately 300 metres there is a layby on the left hand side with a gate connecting to the access track with Lot 1 directly ahead.
