Jacobs Farm is a Grade II Listed property which is believed to have origins dating from the mid-14th century, although has been greatly extended over the years and re-faced in the mid-18th century with later additions.
The house is approached via a network of country lanes set up a tree-lined driveway. The house is constructed of brick, with a tile hung front facade under a tiled roof. It is centrally located within its own land, with fabulous southerly views across the open countryside.
The property has been in the same ownership for 47 years, and could now benefit from being updated.
An oak front door with covered canopy to entrance hall with quarry tiled floor, wood panelling to dado height, staircase to first floor.
Inner hall/study area leads to the drawing room with exposed floorboards, good ceiling heights and large sash windows overlooking the beautiful gardens, grounds and countryside beyond.
From the inner hall a door leads to the dining room with exposed floorboards and former inglenook fireplace.
The sitting room has an inglenook fireplace with exposed ceiling timbers, large window, outlook over garden with adjoining door to south-facing terrace.
The kitchen is situated to the front of the house, has a door to the terrace and leads into the breakfast room with wood strip flooring, views over its own farmland and beyond.
There is a family room with quarry tiled floor, panelling to dado height. Large boot room with separate WC.
To the rear of the house is a television room, a study, large utility room and wonderful scullery with original slate shelving. The rear lobby with back door adjoins a further cloakroom.
From the hall, brick steps lead down to the wine cellar with quarry tiled floor.
Stairs lead to a spacious landing with linen cupboards and airing cupboard with hot water cylinder and immersion.
On the first floor there are 6 bedrooms, including a master bedroom which has wonderful double aspect views over the countryside and rose garden, en suite bathroom and wood-panelled dressing room with built in cupboards. There are 5 further bedrooms and three bathrooms (two en suite).
A staircase leads to the second floor where there are three attic bedrooms (two of which inter-connect).

THE GARDENS AND GROUNDS
These are a magnificent and beautifully maintained feature of the property, enjoying complete privacy and far-reaching views. There are manicured lawns, well-stocked herbaceous borders, clipped and shaped mature yew hedging, and a selection of specimen trees including cedar atlantica glauca, a willow, Scots pine, copper beech, flowering Japanese cherry, a row of lime trees, Acer palmatum and a magnificent yew tree.
There is an area of partly walled garden, under-planted with Spring bulbs including daffodils, snowdrops and bluebells.
To the west of the house is a superb rose garden laid out in the design of the Union flag. The swimming pool is enclosed by beech and yew hedging with honeysuckle on a length of arbour. The pool is heated via an air source heat pump and set within a paved and lawned surround. The tennis court was resurfaced in 2017.
Jacobs Farm is approached from a quiet country lane onto a discrete tree-lined driveway which leads to the house, with a parking area for a number of cars, and garaging. There is a second cellar, accessed by external steps and containing the boiler for the house.
Near the house is a collection of buildings including: garage block; potting shed and garden implement store. Sheltered behind the garage block is a kitchen garden with espaliered pear tree, very dilapidated greenhouse, and coal store.
The land extends to 28.3 acres, with approximately 13 acres being laid to pasture, and of particular note is the 'Park Field' which the house overlooks with its mature trees including a magnificent Cedar of Lebanon, oaks, beech and mountain ash. The remainder of the land is laid to gardens and an attractive area of woodland with rides.

THE OAST HOUSE
This is situated to the north of the house. It is divided into two cottages having been converted from a twin roundel Oast House and extending to 2,185 sq ft and now providing an excellent development opportunity. Set at the end of a long driveway in a beautiful stretch of countryside. Both cottages have solid fuel central heating and hot water system. The roundels are brick beneath cedar tiled shingles.
Part of the oast house remains unconverted and is currently used as a workshop and garden machinery store with an external staircase leading to a large vaulted games room on the first floor. Currently divided into two cottages with accommodation as follows:
1 Oast Cottage
Comprising: entrance hall with cloakroom; kitchen/breakfast room with adjoining dining room; roundel sitting room with brick fireplace; staircase to first floor with three bedrooms, nursery/study, bathroom (all in need of modernisation). This has its own area of garden with fruit trees and spectacular views.
2 Oast Cottage
Comprising: entrance hall with cloakroom; roundel sitting room with brick fireplace; kitchen; walk-in larder. Three bedrooms; bathroom (all modernised in 2013). This has its own private rear garden with lovely views over farmland.
The gardens are principally laid to lawn with a small orchard and a chicken run. To the rear is an area of pasture with beautiful views, and the gardens and grounds extend to about 5.66 acres.

FARM BUILDINGS
At the foot of the drive a spur leads to an extensive range of farm buildings extending to approximately 7,000 square feet. These include a three-bay portal-framed Atcost barn, five-bay Dutch barn, three-bay tractor shed, and a selection of brick and tile buildings, part two-storey, with great potential. These have been used to house livestock with a former milking parlour, and are arranged in a horseshoe shape around a central yard with two former bull pens.   The buildings are now in poor condition.
There are beautiful south-easterly views over the pasture land and an attractive area of largely deciduous woodland extending to about 12 acres. In all about 34.32 acres.

1 JACOBS COTTAGES
An attractive semi-detached cottage of brick construction beneath a slate roof with solid fuel central heating. Comprising: sitting room; kitchen; bathroom; cloakroom. First floor: three bedrooms. Outside: Atcost barn providing garaging and a good sized garden.
